Application Process - There is a $30 Credit Check fee. Please make checks payable to Blue Heron Realty and submit WITH your application. We process each application as quickly as possible. Items that may delay the process are:
-Incomplete Application
-Inability to contact previous landlords
-Many of our owners live out of the area and take a day or two to contact.
If we are unable to verify information on an application, the application will be denied.
Screening Guidelines -
Complete Applications: Owners will accept the best qualified applicant(s). If pets are accepted there will be an additional $500 Pet Deposit.
Identification: All applicants must show 2 pieces of identification. 1 must include a photo.
Prior Rental History: Rental History of Two Years must be verifiable (some exceptions may apply). Applicants must provide us with the information necessary to contact past landlords.
Sufficient Income/Resources: Net Household Income shall be at least two times the rent. Income/resources must be verifiable through pay stubs, current tax records, and/or bank statements.
Credit/Criminal/Public Records Check: Negative Reports may result in denial of application. If you are aware of any negative ratings or reporting, please be prepared to explain in writing. Any individual who is a current illegal substance abuser, or has been convicted of the illegal manufacture or distribution of a controlled substance or any other violent crime may be denied tenancy.
